Short sale opportunity in Clanton on 6.3 acres with a year-round branch. This sale requires third party approval, so lender approval of the accepted price is needed and timelines run on the bank’s schedule. Investor only. Cash or hard money buyers welcome. No creative financing, seller finance, subject-to or wrap offers. This 2 bed, 2 bath farmhouse has 1,584 sq ft, a formal dining room, a walk-in laundry room, and a front porch. Roof is reported at 2020. Country setting with room for animals, a storm shelter, and fencing. Priced to move for investors who know their rehab numbers. Sold as-is. No utilities are on or functioning, and the well pump is not working. Systems are untested, so a standard inspection is not possible. A full trash out is needed. Cleanout, electrical panel, HVAC, outbuilding removal, and flooring are the buyer’s to fund. Contact the listing agent for showing instructions and coordinate all access with the servicer. Bring your crew and your numbers.
