INVESTOR SPECIAL - FULL RENOVATION REQUIRED. Two-unit frame duplex in Muncie's near-east side, with 2,128 sq ft of living space on a 40' x 110' platted lot. The structure features 3 bedrooms total and 2 full baths, a crawl-space foundation, an asphalt roof and central warm-air heat. The building needs a complete gut rehab and has been vacant. Expect a full trash-out, ceiling and roof repairs where water has caused sections to fall in, new drywall, flooring, kitchens, baths and windows, and updated mechanicals, electrical and plumbing. The long single-story layout includes a rear addition, which gives flexibility to reconfigure the two units. Some original hardwood floors and trim remain. This is a value-add or BRRRR opportunity for a buyer with rehab experience and funding in place. Sold strictly AS-IS, WHERE-IS. Buyer to verify all information, including square footage, unit configuration, zoning and permitted use.
