The Fort Smith Housing Authority (FSHA) is accepting offers for the purchase of Cedar Court, an improved and well-performing affordable multifamily community in Fort Smith, Arkansas. Having established Cedar Court as a stable affordable housing asset, FSHA is offering the property for sale as part of an effort to return an improved, well-performing affordable housing asset to the private market while preserving its affordability requirements through the remainder of the existing affordability period. OFFERING PROCESS Listing Price: $1,100,000 Offering: Offers Requested Offer Period: 30 Days Offer Deadline: September 28, 2026 Cedar Court is being offered at a listing price of $1,100,000. FSHA will accept written purchase offers for a period of 30 days. The listing price is intended to provide prospective purchasers with guidance regarding the Authority's valuation of the property; however, FSHA will consider all responsive offers received during the offering period. Interested parties are encouraged to complete their review of the property and submit their strongest offer prior to the offer deadline. If multiple offers are received, all prospective purchasers who submitted an offer during the initial 30-day offering period will be provided an opportunity to submit a final “highest and best” offer by a deadline established by FSHA. FSHA will evaluate offers based on purchase price, financial capacity, proposed terms, ability to comply with the property's affordability requirements, anticipated closing timeline, and other factors determined by FSHA to be in the best interest of the Authority and the property. FSHA reserves the right to accept or reject any or all offers, request additional information from prospective purchasers, negotiate terms, or discontinue the offering process at any time prior to execution of a binding purchase agreement.
