The offering consists of approximately one acre to be subdivided from the existing 2.50-acre parent tract, WCAD Property ID R011739. The entire parent tract is not being offered for sale. The proposed one-acre tract does not yet have final surveyed boundaries or a separate legal description. Final acreage, configuration, boundaries and legal description are subject to survey and completion of any required subdivision or governmental approval process. Seller acknowledges and buyer should understand that the final tract size may vary from the stated approximate one acre. Contract documents should clearly identify the conveyance as a portion of the parent tract and address survey, subdivision, closing timing and related costs. Buyer and buyer’s agent must independently verify all property information and development requirements.
