This is not the most perfect property, but it checks a lot of boxes especially for the price. We were going to do a small hobby farm/ornamental tree farm but due to health issues we will not be pursuing that now. I will be out over the summer bush hogging as much as possible. The property cannot be subdivided.I am not sure why, maybe due to the easement, but it can't be subdivided. You can do multi-family with 2 structures, but you can't subdivide. It is almost 21 acres with approx. 4.6 acres that are in the flood map zone. That is where the seasonal creek is at the very back of the property. It is very pretty down in the hardwoods. Part of the Graceton Fams HOA, dues are per year. It has a fairly recent survey and has had a soil test done. The right side and back are already fenced. Multiple home sites and will be easy to prepare for building. There is no natural gas but does have AT&T fiber internet
