Spanning over 2085 acres and 2+ Miles of river frontage in the Mississippi River bottom, Duckport also has 8 acres of land on the protected side of the levee that comes with a 5BR/3Bath doublewide camp house and equipment storage. The campsite would be a great place to entertain and tell stories by a fire about hunting, life, etc. The access is outstanding with multiple interior roads to traverse the property. Multiple metal shooting houses and deer stands are on the property and there is one duck blind and plenty of potential for additional blinds through out the property. There is an area where you could manipulate the water level control on the main canal that comes in from the river. From the waterfowl to the whitetail deer hunting, Duckport is all natural. It consistently produces year in and year out because of the river, the terrain and the phenomenal wildlife it possesses. Evenings can be spent by a campfire overlooking the delta ag in Madison parish reminiscing over the hunt. Other benefits of Duckport are the sandbars along the banks of the Mississippi River that lead to your very own private 30 acre island. These sandbars offer fabulous summer activities and when the water is up, outstanding fishing, as well as additional waterfowl opportunities. Additional hunting opportunities include frog gigging, small game, dove, squirrel, as well as alligator hunting and bowfishing. There is an optional annual $60,000/yr contract with the corp of engineers to test their equipment on the property. This would provide immediate income to better serve the property.
