This tract is located just south of Van Wert, Iowa, in Decatur County. The land is over 80% income producing, with the balance in timbered draws, ideal for funneling whitetails. Approximately 29 acres of the farm are considered FSA farmable, subject to reconstitution by the USDA office. For 2024, the farm is leased at a rate of $160 per planted acre, generating approximately $4,600 of income. For diversity, the farm is split between row crop and alfalfa, with the alfalfa being located primarily in the Northwest portion of the farm. The large ridgetop in the Southeast corner as well as the low-lying areas in the central draw of the farm all produced healthy beans for 2023. Currently, cattle are not turned out on the property. For the hunter’s considerations, this property has recently been improved with a new large solid sided enclosed Redneck hunting blind, on a 10’ tall platform. The blind sits on the Northeast corner of a standing soybean food plot, that is approximately 2 acres in size. Given the thick CRP and overgrown pasture to the South and immediately to the West, and the history of whitetails taken in this area of Decatur County, I expect this to be a fantastic late season hunting setup. Additionally, the timbered draws running throughout the property create multiple pinch points that would be ideal for catching deer heading back and forth between the food on this property and the bedding to the South as well.
