Opportunities like this do not come along often. This 52+/- acre recreational retreat outside of Rich Hill, Missouri offers a diverse combination of mature timber, open pasture, water, established improvements, and exceptional wildlife habitat. When you pull in the drive, you are met with the 2 bed / 1 bath homestead that would make the perfect place to relax on the weekend retreat or set up for deer camp. An additional outbuilding is in place for equipment storage. Head east from the homestead, and you walk right down to the heart of the property: a 2-3 acre stip pit that adds significant recreational appeal. Back the truck right down to the water to unload the kayaks and enjoy catching bass and bluegill! In an area known for some great waterfowl hunting, ducks have been seen hitting the water hole as well. The property boasts a newly established trail system allowing easy access throughout the property. Multiple access points are in place to reach the water, but this system also allows easy access to deer stands and a food plot. I have seen deer with every visit, so easy to say the deer herd likes to call this place home. Turkey like to hang out on the east side of the farm and have been seen working from the food plot to the neighboring field. Electric and water are on site providing the infrastructure needed for a comfortable rural setup, weekend retreat, or hunting camp. Located a little over 17 miles from Rich Hill and under 80 miles from Kansas City, this is a property built for those looking to escape to the country and enjoy the great outdoors. Come take a look and see what makes this 52+/- acre recreational retreat such a unique opportunity!
