1 Lofton Island

Lofton Island is an approximately 9.3-acre private island set in the Caloosahatchee River, directly beneath the Edison Bridge in the heart of downtown Fort Myers' River District. It is one of the only privately held, fully-entitled islands of its size in Southwest Florida, and it is coming to market during a generational wave of public and private redevelopment along the downtown riverfront, including the reopening of Legacy Harbour Marina, Suntex Marinas' planned expansion of the Fort Myers Yacht Basin, the 21-story ONE Fort Myers condominium tower, and the City's Innovation Walk riverfront master plan. The site carries by-right Commercial-Intensive (CI) zoning, entitling hotel/resort, marina, restaurant and bar, entertainment, and high-density residential uses without the need for rezoning. Infrastructure work is already in place: over $2M has been invested in a completed directional-bore utility crossing connecting water, sewer, electric, cable, and gas service to the island, and the property is permitted by the Florida Department of Environmental Protection for a 75-slip deep-water marina, including four 200-foot superyacht berths. A 30-year (plus two 30-year renewal options) submerged land lease with the City of Fort Myers is executed, and the project has secured a $1M State of Florida grant toward marina redevelopment. U.S. Army Corps of Engineers federal sign-off and recording of the City utility easement remain the final steps in the permitting process. With roughly 1,500 linear feet of waterfront frontage, unobstructed visibility to daily bridge traffic, and immediate proximity to the Fort Myers Yacht Basin and River District core, Lofton Island offers a developer the flexibility to phase or blend hospitality, marina, and residential product on a single entitled waterfront parcel, a combination that is effectively unavailable elsewhere in downtown Fort Myers.
