This is a one of the Downtown Guadalupe iconic 1920's commercial buildings. Built about 1929 and retrofitted in the recent past, it has served as a landmark in the community and is known for maintaining its classic facade. Containing addresses 823 - 829, one suite currently contains the oldest restaurant in town, La Simpatia Restaurant and Bar (the business and operator's personal property are NOT for sale). The remainder of the street level units consist of two vacant suites which front Hwy1. The 2nd floor, accessed from the front and rear of the building, is divided into about 14 individual rooms/office suites(?) with 4 utility/restrooms. In addition, sellers have plans to develop the vacant part of the apx 1/2 acre lot for multi family/H2A housing and have a nearly fully entitled 24 unit project that seller estimates could probably be permitted in a few months. Sellers have planning approval from City Council and have submitted construction documents to the city. They've received comments and have not resubmitted (as of October 2025).
