Twenty Beautiful acres of Serene Land and Forest/Timber. Stocked with Fir, Alder and Maple trees. Was replanted with fir about 35 years ago but was not actively managed until recent years. It is estimated there is 10-20% fir, 50-60% alder, 20-30% maple (mostly stump re-sprouts). It is in the process of being thinned to stimulate growth of standing trees. Some trees are currently merchantable, but with a little management effort there can be a profitable harvest in a few years. It is zoned as primary forest but told that it meets the template test for a single-family dwelling with a conditional use permit (buyer to do due diligence.) Very private and secluded but also conveniently located about 4 miles from Lewis and Clark Longview bridge, and less than 2 miles off of highway 30 west of Rainier. It has a legal access via a short private drive with only two other homes on the drive., (may have a potential access via easements under the power line.)
