Rent is due 1st of each month, Lease is for 12 months with a Month to month available at additional negotiated rate. Renter/tenant responsible for all utilities. Rent payments will receive a $50 credit each month if paid early. Landlord can provide lawn service at $250/ month during the months of March-October, or tenant responsible for lawn maintenance of entire property. This is a non smoking house, no exceptions. Non medical drug use is also prohibited. All pets must be approved by landlord and are subject to landlord discretion, tenant will be responsible for all damage caused by pets. Landlord will replace air filters in person once every 3 months. Tenant responsible for general upkeep.
