Then built a commercial building adjoining the barn bldg, Seller used it as commercial kitchen, executor says it's all in good shape could start tomorrow on it but roof needs work then, .4 extra septics were built with idea of overnite rentals. up on a hill with good views...had a small building to sell the apples to customers, down by the entrance. The orchard did fine..apple trees grew then a bad winter came in and killed them all...no more orchard. Then on 6/22/12 owners signed ground lease with US Cellular. So, here you have a large all wood house, pretty much complete that sellers lived in until death/divorce. 2.5 baths in large house 4 bdrs, the smaller house has 2/2 bdrs/baths, the barn that was used for housing has a very small full bath. A ''High Tunnel''. Commercial kitchen has water, but only a toilet. The The large house is big mostly finished has a FANTASTIC VIEW OF MOUNTAINS AND VALLEY BELOW! Decks, uses a heating system of glyco running thru floor, and it really gets the house heated. Run by wood burning bldg outside. Has Deck, huge garage in main level floor with storage space...lot of wood in there too that has been used for the house. Next two floors were living space. It's big, couple lived here several years, hand hewn wood. Two-bedroom house was used by parents first then grown children,covered porch to enjoy outdoors & view. . Commercial kitchen could start operations tomorrow except roof needs work (executor says) but other than that it's in good shape. He used to bake in there and take down to the farmers market & sell there...I saw his work..it looked great. Concrete area was called ''high tunnel'' and it has heated floor for anything whether commercial or personal use...needs plastic put back around it big storm took it down. The kitchen and the barn do not have heat or air, there is a propane heater in barn but it would need separate tank. Two wells on property. One at bottom of property one on top. Small house has central heat and air. It's pretty new, has nice covered porch and again great views. So many things you could do with this. B & B overnite rentals, etc all let the kids have a house and love the land and gets pets!! The cellular towner is on top of the hill, they maintain the road to it. Brings in $14,283. a year. Renewal increases every 5 years up 15%. (6% cap rate) They say they have been great about keeping the road up. On the road up there is where the septics were put in but they never built on them. So, what do you think this would be good as?? Could do big overnite b & b, use the kitchen to feed, or big restaurant, or build the houses on the septics, live in the 2 bdr house while renting out. Check in at the bottom of the Apple store. It needs work, son has been living there on and off for few years, repairing it. Still some left to do, but POTENTIAL IS BIG HERE!!! Or live in your big house & let the kids live in little house & sit outside and look at your view and live your life there. Could do some animals with some clearing. This property is in estate, no negotiation room, ''as is''. The son is here every now and then doing clean up, repairing, etc. But it's a awesome property. I'll have professional pictures soon but took a few with my phone just so I could get this in mls for agents to see. It's got a lot of potential..depending on what you want to do...convenient to all cities, it's a neat piece of property! You won't find another property like this!!!
