SPECIAL CLAUSES: 1) No smoking permitted. 2) Pets permitted on a case by case basis and pet deposit 3) Renters insurance required. 4) Tenant pays all utilities including water and sewer. 5) Tenant responsible for trash removal. 6) No alterations to the home or grounds without written permission from the landlord. 7) Tenant responsible for lawn care to include grass cutting, weeding, leaf removal and snow removal 8) Property is currently wired for security system, monitoring available at tenant's expense 9) Tenant responsible for replacement of any filters, batteries, or bulbs during the tenancy\ 10) Use of area rugs required under all furniture resting on vinyl flooring 11) Tenant required to change HVAC filters at least quarterly or as recommended by the manufacturer. 12) Ice makers/garbage disposals will be repaired at the owners discretion. 13) Clogged drains resulting from tenants actions will be repaired at the tenants expense. 14) Brennan Estates Maintenance Corp/HOA regulations apply 15) Association amenities available to tenant. Any pass or key charges will be paid by the tenant.
