Seller had a surveyor do a certificate of elevation survey for the property, and based upon the results of that has applied for a Letter of Map Amendment (LOMA) indicating that the home is above the Base Flood Elevation, which is pending approval from FEMA. If/when approved, a LOMA will exempt the property from federal flood insurance requirements, and per Clackamas County planning, will also exempt it from Floodplain Development Review, leaving only the County's Principal Rivers Conservation area review which would allow the current home to be added on to or be replaced with no part a new structure allowed to be closer to the river than the existing home.
