There is a high elevation area on then northern section of the parcel and drainage throughout appears adequate. Road access is adequate and likely supports development of the site as residential use. Other than the impact of traffic count on Highway, 221 N. Highway and the associated noise associated with any typical, busy commuter route, there are no limits associated with the site other than those significant limits noted with the existing ingress and egress below. Topography, Ingress & Egress The topography drops below and across a creek bed on the portion that fronts on Greenwood Highway, 221 N. Likely the stream represents Waters of the “Waters of the United States” (WOTUS)which is a legal term under the Clean Water Act (CWA) that determines which water bodies are subject to federal regulation and protection in the United. The overall topography is gentle enough not to negatively impact the value of the site. There is a gated entrance behind the church property at 1615 Greenwood Hwy., shown as TMS 905-15-05-001. The owner represents that an easement on his property exists. The most adequate and appropriate ingress and egress will be from the portion of TMS 906-15-07-002 which fronts on Fairview Road. Zoning Laurens County, SC does have some zoning, but it is not uniform across the entire county, with some areas being "largely un zoned" and others subject to specific ordinances.
