This is approximately 42 acres of land to be surveyed out of a larger tract, located about 1.5 miles South of Thornton TX on the East side of Highway 14, with about 2,500 feet of Highway frontage, consisting of mostly black clay soil and native mesquite pastures, with a small seasonal creek and stock pond, and some wooded areas along the creek and property line. The majority of the land is believed to be inside the FEMA flood hazard zone, with a few acres believed to be above the FEMA flood hazard zone near the Highway that might make an attractive home site with nice views. There is no water system in the area, and well water may or may not be reliable, so the availability and cost of well water should be verified. There are no electric lines on site, and the nearest electric lines may be more than a mile away, so the availability and cost of electricity should be verified.
