The vacant lot is at the desirable location in the North Monrovia. Turn right at the dead end of El Nido Ave north of W Hillcrest Blvd to the existing dirt common drive-way (one of the two vacant lot, it's left side is another lot, and right side already built a house). It is 90 feet wide (theproperty line is from west of wooden entry posts to the chain link fence), the 15 feet depth common drive-way runs between the existing pine treeand southern property line. The net area of the lot begins north of the existing pine tree is the flat building pad at the base of the upslope.The lot had an approved grading plan through the hillside preservation ordinance that expired.
