Unit consists of reception room, office, three treatment rooms, restroom, utility room and office on second floor. Tenant to pay: (1) burglar alarm and burglar alarm monitoring service; (2) fire alarm and fire alarm monitoring service; (3) all exterminator's service; (4) any janitorial service; (5) electric; (6) gas; (7) telephone. Additionally Tenant shall reimburse the Landlord for 1/3rd the cost of water and sewer charges; private trash removal, snow and ice removal, lawn care and landscaping and any repairs or improvements to the parking lot and any increase in real estate tax from base year 2014. All other utility charges and other similar charges attributable to the Premises and the Tenant's operation of Tenant's business entity are to be paid by Tenant when due. Tenant shall be permitted to have the non-exclusive right to three (3) parking spaces located in the rear of the building (far left side) for Tenant and Tenant's employees only.
